How to Find Homes for Sale in Austin

How to Find Homes for Sale in Austin

If you're thinking about moving to the area, you may be wondering what is the best way to find homes for sale in Austin, Texas. The truth is that there's no best way to do it, and the process can be really tiresome and overwhelming. Some people look at hundreds of houses before they find the one they fall in love with, and others sometimes stumble upon their dream home without really trying.

Ready to start your own search? These tips will help make the process a little easier.

1. Make a list.

Before you even start looking for homes in Austin, TX, you need to have a good idea of what you're looking for. This list needs to contain the features you absolutely can't live without. Include your budget and how much space you'll need. If your family is growing, you might need an extra bedroom or two. Think about location. Are you looking for a place close to work, or do you want to live in a certain neighborhood? If you're older, you might want a home that has a master on the main floor in case stairs become an issue in the future, and if you have kids, you may want to live in a certain school district.

2. Search online.

Now that you have your list, the best place to start is with an online search. There are countless real estate websites that feature homes for sale around the country, including here in Austin. A quick Google search will bring them up. Use advanced filters to help narrow your search once you're on a website. You may not find the perfect home during your initial online search, but it'll give you an idea of what's available, where, and how much it costs.

3. Check social media.

Many homeowners and real estate agents are using social media sites like Facebook, Instagram, and TikTok to show off their homes for sale, so consider searching here too. You can follow the accounts that seem relevant to your search and see new homes for sale in Austin as they become available.

4. Talk to people.

It's fun to search for a house from the comfort of your current home, but often, you'll need to do a little bit more than that. Talking to people about the fact that you want to buy a home can be one of those tasks. Friends, co-workers, members of any groups you're a part of, the cashier at the grocery store — the more people you talk to about your potential move, the more likely you are to hear about homes that may be going on the market before they actually hit the market. Maybe you know you have a coworker who has a brother who lives in Mueller, and that's where you want to live. A short conversation could end up being a lead on a house that's about to hit the market.

5. Take a drive.

If you already live close enough to Austin to come visit, do it. Take a day and drive around to look for neighborhoods you might like, or to explore the neighborhoods that interest you. Most real estate experts suggest visiting two or three times at different times of the day so that you can get the full picture of what an area is like. While you explore, look for "for sale" signs, or stop and talk to the people out walking their dogs or getting their mail.

6. Work with a realtor.

Working with an experienced realtor who knows the area is the best way to go about finding and buying a house in Austin. You may not have time to search day after day. You may not know where to start when it comes to finding what you're looking for. A realtor can help you do that and more. They often know about houses that will hit the market before they are officially for sale, or they may direct you to houses that aren't listed online. You can also provide them with your list of needs, and they'll keep an eye out for the perfect house for you.
